But first let\u2019s define what mortgage is:<\/p>\n<p style=\"text-align: left;\">In the most basic sense a mortgage is a loan to buy a property. \u00a0A\u00a0<strong>mortgage loan<\/strong>, also referred to as a\u00a0<strong>mortgage<\/strong>, is used by purchasers of real property\u00a0to raise funds to buy real estate; by existing property owners to raise funds for any purpose while putting a lien on the property being mortgaged. The loan is \u201csecured\u201d on the borrower\u2019s property \u2013\u00a0<em>Wikipedia<\/em><\/p>\n<p style=\"text-align: left;\"><strong>Understand Your Fixed Costs<\/strong><\/p>\n<p style=\"text-align: left;\">Before you decide what and how to spend on a mortgage, it\u2019s important to take stock of your habits and your true fixed costs. Having an idea of your fixed expenses will give an insight into what you need weekly, monthly or yearly. You should be honest with yourself when putting together your household budget. With this in place, you will also know what you can part with for your mortgage payments without cutting your neck.<\/p>\n<p style=\"text-align: left;\"><strong>Be PITH Safe<\/strong><\/p>\n<p style=\"text-align: left;\">According to the Canadian Housing &amp; Mortgage Corporation, your monthly housing costs should be\u00a0<strong>less than 32%<\/strong>\u00a0of your gross monthly income. These are considered your\u00a0<strong>PITH<\/strong>\u00a0or Principle and Interest (of your mortgage payments), Property Tax, and Heating bills.<\/p>\n<p style=\"text-align: left;\"><strong>Get a Mortgage You Can Afford<\/strong><\/p>\n<p style=\"text-align: left;\">If you pass the\u00a0<strong>PITH<\/strong>\u00a0test, the second test of what you can afford mortgage. Your\u00a0<strong>entire monthly debt load<\/strong>\u00a0should be less than 40% of your gross monthly income.<\/p>\n<p style=\"text-align: left;\"><strong>Choose your amortization period Wisely<\/strong><\/p>\n<p style=\"text-align: left;\">The longer your amortization period, the lower the mortgage payments. \u00a0However, the longer it takes you to pay back the mortgage principal to the lender, the more interest you will pay\u2014which can affect your ability to save for other important things, such as retirement. So you will have to weigh your options and chose what\u2019s best for you.<\/p>\n<p style=\"text-align: left;\"><strong>Picking the Right Interest Rate\u00a0<\/strong><strong>\u00a0<\/strong><\/p>\n<p style=\"text-align: left;\">The interest rate at which you select to pay off your mortgage varies from \u201cfixed\u201d\u2014whereby the rate will NOT change for the term of the mortgage and is generally a bit higher but considered more stable, or \u201cvariable\u201d whereby the interest rate can fluctuate with the current state of the market. Pick and negotiate wisely before you start.
